My Landlady is Selling the Building

Since I moved to Windsor Terrace, Brooklyn, 13 years ago, I've been renewing the lease on my rent-stabilized apartment every 2 years, but now that the NYC Board has voted to freeze regulated rents on 1 year leases, I'll only be renewing for 1 year, especially since the landlady just notified all of the tenants that she'll be selling the building; she cannot afford to maintain the building properly. The building has fallen into disrepair in recent years, but I don't complain too much, since I pay a very affordable rent.

Now, I need to do some sleuthing to find out if the building will remain rent-stabilized under the new owner. Fingers crossed that it does and that the new owner takes better care of the building than the current owner does! I think I'm safe, since I'm renewing my lease for 1 year; after that, I know my rent will go up...

When I lived in Greenpoint, that building also changed owners and my rent remained unaffected!

NYC Board Votes to Freeze Regulated Rents on One-Year Leases

Since I moved to Windsor Terrace, Brooklyn, 13 years ago, I've been renewing the lease on my rent-stabalized apartment every 2 years, but now that the NYC Board has voted to freeze regulated rents on 1 year leases, I'm tempted to only renew for 1 year this November, so my rent won't go up $19.50 a month, the way it would with the 2% increase that comes with a two-year lease...Hey, NYC is an expensive town!

Looks Like I'm Getting a New Neighbor...

After 13 years in the same building in Brooklyn, it looks like I'll be getting a new neighbor. My landlandy lives in the building. For years, her parents had the apartment across the hall from me on the second floor; I saw them a couple of times a year. They were quiet people. Two years ago, her mother moved update permanently and her father passed away. Her parents must have been hoarders, because she's been clearing out their apartment for well over a year.

I hope the new tenant is reasonable quiet...All of my neighbors are Baby Boomers--they're all 60 years old or thereabouts. Unfortunately, my downstairs neighbors have therir TV on all the time when they're home and it's in their bedroom. At least during the summer I can down out their noise with my A/C!  Time will tell soon enough if luck is on my side. Fingers crossed!!

I live in a rent stabalized building. My landlady can now charge market value for the vacant apartment. I wonder how much it will rent for!
